Imodie Property Consultants (IPC) Limited is the data controller responsible for the personal information described in this notice. We trade as Imodie Property Consultants.

Information We Collect

When you use our contact form, we collect your name, email address, optional phone number and the information included in your message. We also receive information you provide when contacting us directly by email or telephone.

To protect the form from abuse, we create a one-way hash of the submitting device's network address and use it to limit repeated submissions. We do not use this identifier for advertising or profiling.

How We Use Your Information

We use your information to respond to enquiries, discuss potential instructions, provide requested information and maintain appropriate records of our communications.

Our lawful basis is our legitimate interest in responding to people who contact us and operating our consultancy. Where an enquiry leads to an instruction, we may also process information to take steps before entering into, or to perform, a contract and to meet legal or professional obligations.

How Contact Form Messages Are Handled

Contact form submissions are sent through Resend to Imodie Property Consultants by email. Resend also sends an acknowledgement to the email address you provide. The website does not save contact form submissions in a separate application database, although messages and related correspondence may remain in our email systems.

Who We Share Information With

Vercel hosts this website, Resend delivers contact-form emails and Upstash provides the shared rate-limit store used to protect the form. Our email provider processes messages and related correspondence. These providers process personal information on our behalf under their applicable data-processing terms.

We may also disclose information where required by law, regulation or our professional obligations. We do not sell personal information.

International Transfers

Some technology providers may process information outside the United Kingdom. Where this occurs, we rely on safeguards recognised under UK data-protection law, such as adequacy regulations or approved contractual protections.

How Long We Keep Information

We keep enquiries and related correspondence only for as long as reasonably necessary to respond, manage our relationship and meet legal, regulatory or professional requirements. Information that is no longer required is securely deleted or anonymised.

Rate-limit records are short-lived and are retained only for the period needed to prevent repeated form submissions.

Your Rights

Depending on the circumstances, you may have rights to access, correct or delete your personal information; restrict or object to its use; and receive certain information in a portable format. You may also withdraw consent where consent is the basis for processing.
